WHAT DOCUMENTS SHOULD BE CHECKED WHEN RENTING AN APARTMENT?

  • Passport
    The passport must be checked to identify a person renting the apartment to you. It is also worth checking the passport for validity on the website of the Ministry of Internal Affairs of the Russian Federation.
  • Payment receipts

    Receipts for payment of utilities

    Receipts must be checked for any debts. If there is a debt, ask the owner or his authorized representative to pay off the debt.
  • Certificate
    Certificate of ownership or extract from the Unified State Real Estate Register is IMPORTANT! Passport data in the certificate of ownership must match the passport data of the owner who rents out the apartment. Anyone can show the apartment, but the contract is concluded directly with the owner. It should be noted that it is possible to conclude an agreement with a person who has a corresponding notarized power of attorney from the owner of the apartment. Also, be sure to check the information provided to you, as it could be outdated, because certificates of ownership were issued before 2016, and an extract from the USRER should be requested no older than 1 month. Moreover, you should pay attention to the number of apartment owners. If there are several of them, it is necessary to check the consent of all owners to rent out the apartment.
